All Leases are a minimum of 6 months (after 6 months, the lease should be renewed for another 6 months). We require a security deposit equal to one month’s rent, which will be refunded 45 days after vendor vacates only if 30 day written notice is given prior to move out and no damage has been done to the property. Rent Payment Information

Rent is due on the 1st day of each month and is considered late the 5th day of the month. After the 5th day of the month, there is a $5.00 per day late fee. Checks for sales during the 1st – 15th of the month are available on the 19th, and checks for sales from the 16th through the end of the month are available the following month on the 4th. In addition to rent, there is a Common Area Maintenance Fee. This fee is $5.50 per each booth rented and deducted from the first check of the month. The fee is for maintaining the common areas, parking lot, bathrooms, lighting maintenance, HVAC maintenance, cleaning common areas, and related type maintenance and facility services and supplies.

Sales Information

East Fork Mall charges NO commission on sales. We do, however, charge 5% on all credit card sales to cover associated fees. East Fork Mall collects and pays Texas state sales tax. Dealers are not required to work their booth, but it is strongly encouraged. Our vendors with the highest sales are typically the ones that work their booth(s) frequently. Dealers are responsible for ad valorem taxes (personal property taxes) and insurance on their inventory. We are not responsible for lost or stolen items.
